St. Johns County Development Boom: New Homes, Businesses on the Horizon

St. Johns County, Florida is experiencing rapid growth, with several new residential and commercial projects in the pipeline.

New Residential Developments
Edenbrooke at Hyland Trail: This 55+ community in Green Cove Springs will feature 16 single-family home designs by Lennar, ranging from 1,544 to over 3,000 square feet. The community will also include amenities like a pool, splash pad, playground, and pickleball courts. The Landings at Saint Johns: This PulteGroup development will include two distinct communities: Del Webb Saint Johns for residents 55+ and single-family homes by Pulte Homes. Both communities will offer a range of amenities, including clubhouses, pools, and walking trails.

Osceola Lakes: This proposed community near Watson Road will include approximately 640 homes on 145 acres, including single-family, duplex, and townhouse options. At least 30% of the homes will be designated as workforce housing. While the project has received support from the Planning and Zoning Agency for its workforce housing component and proposed road improvements, concerns about increased traffic remain.

New Commercial Developments
Medical Campus: Baptist Health is planning a new medical campus near the SilverLeaf Master Planned community. The project will include two medical buildings, a parking area, and stormwater drainage.

Sprouts Farmers Market: A new Sprouts Farmers Market is set to open in the Shoppes of St. Johns Parkway retail center. The store will offer fresh produce, organic products, and other grocery items.
