🏡 The PARC Group — Overview & The Davis Family Connection

The PARC Group, founded in 1989, is a privately held master-planning and community-development company headquartered in Jacksonville, Florida. It’s best known for creating some of the Southeast’s most successful planned communities — including Nocatee, eTown, Glen Kernan, and now EverRange.

The company operates as the development arm of the Davis family, one of Northeast Florida’s most influential landholding families. The Davises’ real-estate lineage traces back to Davis Family Companies, which also owns W. Davis Ranch, Davis Development Group, and has deep ties to regional infrastructure and philanthropy (including the Davis Family YMCA and Mayo Clinic Jacksonville).

The Davis family provides the capital, long-term land ownership, and vision, while The PARC Group (led by CEO Rick Ray and partner Jim Davidson) serves as the master developer, planner, and builder coordinator. The relationship allows for a uniquely stable, multidecade planning horizon — rare in private development — with consistent leadership across successive projects.

🌿 Nocatee — The Flagship Davis Family / PARC Group Community

Location: Ponte Vedra / Nocatee area, spanning over 14,000 acres in St. Johns and Duval Counties.

Launched: Early 2000s; first residents in 2006.

Key Points:

  • Nocatee was originally Davis family land, envisioned as a large-scale master-planned community decades before construction began.

  • In 2005, The PARC Group, in partnership with the Davis family, began major infrastructure investments (Nocatee Parkway, utilities, and amenities) — an estimated $150 million initial buildout.

  • Approximately 2,400 acres were donated to St. Johns County for the creation of the Nocatee Preserve, permanently protecting sensitive coastal habitat along the Intracoastal Waterway.

  • The Davis family and PARC have continued donating land for schools, churches, and nonprofits — most notably a 5.5-acre donation for the K9s For Warriors expansion campus.

  • Nocatee now ranks among the top-10 best-selling master-planned communities in the U.S., with over 35,000 residents, extensive recreation amenities, and multiple sub-neighborhoods including Coastal Oaks, Twenty Mile, Crosswater, Del Webb, and the new River Landing enclave.

Location: Southeastern Jacksonville, between Philips Hwy (U.S. 1) and I-295.Launched: 2019

Overview:

  • eTown was also developed on Davis family land, with The PARC Group serving again as master developer.

  • Designed around themes of connectivity, sustainability, and technology, it integrates neighborhoods (Nobel, Marconi, Kettering, etc.) with “smart-living” infrastructure and EV-ready amenities.

  • The community’s town center, The Exchange at eTown, includes retail, medical, and office components — with David Weekley Homes relocating its design center there in 2025.

  • eTown emphasizes green corridors, walking trails, and efficient land use, consistent with the Davis family’s “development balanced with preservation” philosophy.

🌾 EverRange — The Davis Family’s Newest Master-Planned Vision

Announced: September 2025Size: ~1,000 acresLocation: Between Nocatee and eTown, accessible from U.S. 1 and Race Track Road

Highlights:

  • EverRange represents the Davis family’s next-generation community, continuing their and PARC’s hallmark master-planned approach.

  • Approximately 50% of the property will remain preserved natural space, blending wooded areas and lakes with walkable, amenity-rich neighborhoods.

  • The six initial neighborhoods include The Ridge, Regency (55+ by Toll Brothers), Mariposa, Sagebrush, Monterra, and Saddletree.

  • Amenities will center on The Grove (clubhouse, pool, splash pad, dog park, food truck area, pickleball) and The Station (town center retail).

  • Builders include David Weekley, Providence, Dream Finders, ICI, MasterCraft, Riverside, Dostie, and Toll Brothers.

  • First phases are scheduled to open in 2026.

🏌️ Glen Kernan & Ponte Vedra Properties

Glen Kernan Golf & Country Club, originally developed with Davis family backing, continues to evolve under the PARC umbrella, with new estate lots being added to complete the master plan.

Other legacy communities tied to the PARC / Davis partnership include:

  • The Davis family and PARC Group jointly owned ~3,000 acres in Clay County (Governor’s Park), sold in 2022 to focus on nearer-term development along the Nocatee–eTown corridor.

  • The family continues to own substantial land reserves in St. Johns and Duval Counties, positioning them to shape regional growth for decades.

  • Their long-range, debt-averse approach gives PARC the flexibility to plan multi-decade buildouts — an advantage over typical equity-backed developers.
