This trend is driven by rising interest rates, post-pandemic shifts in office space demand, and economic pressures on property owners.

The U.S. commercial real estate market is experiencing a significant surge in foreclosures, with nationwide numbers climbing 48% year-over-year in September. California is particularly hard-hit, with a staggering 238% increase, according to ATTOM's latest report. This trend is primarily attributed to rising interest rates and post-pandemic shifts in demand, particularly for office spaces. Florida ranks fifth as of the June numbers with forty-four foreclosures up to a 10% increase YOY.



The economic backdrop is influencing the commercial real estate sector. Debt maturities are looming, while demand remains subdued, especially for office spaces. Businesses are adapting to hybrid work models, leading to downsizing and reduced office space needs. This shift leaves landlords with vacancies and financial pressure, compounded by stricter lending terms.


While some experts anticipate further foreclosure increases, especially in markets with difficult-to-repurpose properties, others remain cautiously optimistic. Moody's recent report highlights an uptick in commercial property transactions in September, suggesting potential buying opportunities and a possible market rebound.


Mortgage delinquency rates underscore the strain on the sector. The Mortgage Bankers Association reports rising delinquency rates, indicating financial difficulties for some property owners. However, creative solutions like converting office spaces into housing could alleviate commercial real estate distress and the housing shortage.
